Aberdeen City councillors have today approved the Housing Revenue Account for the 2025/26 financial year.
Council rents will rise by 9.5% from April to help fund the maintenance and modernisation of the city’s 23,000 council homes.
At today’s Full Council meeting, members also agreed to:
- Spread rent payments over 52 weeks instead of 48, making budgeting easier for tenants.
- Continue the £1 million Rent Assistance Fund to support households most at risk of falling into arrears.
Next year’s planned investment in housing stock is approximately £118 million, including around £20 million for window replacements and nearly £7 million for new heating systems.
Councillor Miranda Radley, Convener of the Housing, Communities and Public Protection Committee, said: “Our approach aims to balance significant financial pressures with the need to deliver safe, well-maintained properties and responsive services.
“The Aberdeen City Local Housing Strategy 2025–2030 highlights the importance of promoting social wellbeing through housing by ensuring good quality, affordable, and energy-efficient homes.
“By future-proofing our stock, we can deliver those benefits while continuing to support those most at risk of financial hardship.”
Feedback from a recent consultation showed tenants ranked repairs as the top priority for rental income.
The Housing Asset Plan, agreed by the Committee in November, sets out measures to improve the condition of existing homes as well as reducing fuel poverty through energy efficiency and supporting Net Zero Aberdeen.
