ESTATE and lettings agency Northwood has expanded its own property portfolio with the purchase of a new office in Deeside.

The award-winning company is set to open its third branch at 57 High Street, Banchory, this summer following an 18-month search for the right premises. Northwood currently has offices in Aberdeen’s Rosemount and Inverurie High Street.

Set up in 2009 by Laura Mearns and her husband Steven, Northwood is an established presence in Aberdeen and its surrounding areas including Banchory, Aboyne, Ballater, Ellon, Inverurie and Stonehaven.

The past 15 years have seen Northwood acquire a rapidly expanding portfolio of properties on its books and an annual turnover of £950,000. The aim this year is to exceed £1million turnover. The team works across all offices and has recently expanded from 12 to 15 to allow for growth and the opening of the new office in Banchory.

Owner and Director Laura said that opening in Banchory was a major and exciting development in Northwood’s business growth strategy as it celebrates its 15th anniversary.

“Living locally in Deeside, I have been looking to move into Banchory for some time, and we already have an established presence in both lettings and sales in and around the town,” she said.

“Building strong local connections is at the heart of what we do at Northwood. For sellers and landlords, seeing a familiar face on the high street offers a sense of trust and confidence. Northwood’s award-winning estate agency team – Bespoke by Northwood – will offer Banchory a fresh and modern approach to selling by combining local knowledge with national reach, including advertising on national portals including Rightmove, Zoopla and OnTheMarket. This is different to the traditional sales model more commonly adopted in the north-east, and Northwood’s rapid estate agency growth in recent years proves the strength of its model and success in the north-east.

Meanwhile, the lettings team will continue to assist landlords as they navigate their way through the continuously changing regulations in line with the latest statutory guidance being rolled out by the Scottish Government, while maximising the return on their investment.

Also on offer to landlords is Northwood’s exclusive Guaranteed Rent service providing landlords with a risk-free renting model.

Laura explained: “Our Guaranteed Rent service allows us to become the tenant and sub-let the property on the landlord’s behalf. This ensures a fixed rental income for a minimum period of 12 months, even if there is no tenant or if the tenant does not pay their rent.

“While there are insurance policies on the market that offer guaranteed rent, Northwood’s offering is not an insurance product, and we are the only agent in the north-east to become the landlord’s tenant.”
