Elgin’s Mansion House Hotel and Country Club sold for sum “in excess of asking price”

The Mansion House Hotel and Country Club in Elgin has been sold to Trivelles Hotels and Resorts for a sum in excess of the asking price of £975,000.

The property, a former baronial mansion house believed to be over 130 years old, boasts 22 en-suite bedrooms, a restaurant, function suite and leisure centre, including a gym and swimming pool. There is also a gate lodge, providing a further 3 letting bedrooms.

Ben Mitchell of selling agent DM Hall’s Edinburgh office, who oversaw the successful transaction, said: “The Mansion House Hotel & Country Club was a popular hotel and wedding/function venue, rated Four Star by Visit Scotland. It was popular with locals and visitors to the area, confirmed by the reviews on various websites.

“We identified a number of opportunities to improve the trading position of this business and consider that the new owner will enhance significantly its turnover and profitability. In the years ended 31 July 2016 and 2017, the net turnover was just over £1 million.

“From mid-March this year, the business has been operated on a restricted basis offering bed and breakfast only. Under the same ownership for around 15 years, it has been fully managed on the owners’ behalf as they lived abroad.

“Over half of income was generated from accommodation, in addition to revenue from the restaurant and weddings/functions. The Country Club comprises a swimming pool and gym and was open to both residents and non-residents. Within the hotel are a hair salon and a beauty room, both of which were open to both residents and non-residents.”

The hotel is set within attractive parkland although this is owned by the local authority. To the front of the hotel is extensive car parking and there is an external seating area together with some garden grounds in the hotels ownership, as detailed on the attached plan. Both the hotel and gate lodge are listed buildings.

Elgin is a popular and expanding town which provides the commercial and retail facilities for a substantial surrounding agricultural hinterland. It is readily accessible from Grantown on Spey which lies to the southwest, and the variety of other towns and villages in the Morayshire area. It is situated on the Grampian Highland Whisky Trail, with many distilleries located nearby.
