Cala Homes has unveiled plans to build houses and deliver a long-awaited £4million bridge linking two of Aberdeen biggest communities.
The housebuilder has tabled proposals to develop in the region of 115 homes on land at Pitfodels as it looks to unlock much-needed housing and critical road infrastructure for the west of Aberdeen.
The plans include the delivery of a long-awaited new crossing between Garthdee and Cults, as well as creating areas of public open space.
The proposed link road between Inchgarth Road and North Deeside Road would ease pressure on two historic bridges – at Pitfodels Station Road and Westerton Road – and could also unlock new public transport routes.
A Proposal of Application Notice (PoAN) has been lodged with Aberdeen City Council, which will now trigger a series of public consultation events to give local residents the chance to view and shape the proposals in the coming months.
Ross Maclennan, Land Director at Cala Homes (North), said the development will support more than 300 construction jobs and continue the firm’s rich legacy of shaping communities throughout the North-east of Scotland.
He said: “Cala Homes has a proud history of shaping its home city and we believe these proposals for Pitfodels will leave a lasting legacy by joining two Aberdeen communities.”
The 9.87-hectare site is situated between Pitfodels and Garthdee, with North Deeside Road to the north and Inchgarth Road to the south. The Deeside Way crosses the site from east to west.
The land has an existing consent for development – granted in March 2023 – for a retirement-led scheme, which had included care home provision and commercial space.
Despite being actively marketed, the approved scheme has not been developed. Cala Homes now plans to acquire the site to drive forward delivery and is seeking to engage with the local community.
Mr Maclennan added: “We know this site has been the subject of long-running discussion, but the time has come to deliver something tangible – homes for families and a critical infrastructure upgrade for this part of the city.
“We’re keen to hear from the local community and work with the council to bring forward a solution that works for everyone.”
Cala is inviting members of the public to help shape the plans through two community consultation events.
The drop-in exhibitions will be held at the Marcliffe Hotel, North Deeside Road, on 5th August and 1st September.
Representatives from Cala and their appointed design team will be available at both events to present the proposals, answer questions, and collect feedback.
Comments from the first event will be reviewed and presented at the second session to ensure local views are reflected in the evolving plans.
Feedback will be accepted until Monday 25th August 2025 and will help inform the full planning application to be submitted later this year.
