Global real estate advisor, CBRE, has been appointed jointly MWM Property Consultants to bring to market Upper Denburn House, a prime single-let office investment located within the award-winning Prime Four Business Park in Aberdeen.

Extending to 63,425 sq ft of recently refurbished Grade A office accommodation with 198 dedicated car parking spaces, the property is fully leased to Harbour Energy, until July 2034. Offers are invited in excess of £18.5 million.

The building was constructed in 2014 as a headquarters facility and has been refurbished and reconfigured to support Harbour Energy’s ‘hub’ model, increasing capacity to accommodate around 600 staff within Upper Denburn House alone.

Prime Four is regarded as the premier business park in Scotland, home to nine headquarters buildings pre-let to global energy and professional services occupiers. Its excellent connectivity includes proximity to Aberdeen city centre, the Aberdeen Western Peripheral Route, and Aberdeen International Airport, which also serves as the world’s busiest heliport.

Steven Newlands, Head of Capital Markets, CBRE Scotland, said: “Upper Denburn House represents one of the most attractive investment opportunities to come to the Scottish market in recent years. The combination of a prime asset, a long secure income stream to a world-class occupier and its location within Scotland’s leading business park, makes this a compelling proposition for investors seeking both immediate income and long-term stability.”
