A major housing development plan in Inverurie, Aberdeenshire, is finally poised to progress after a decade of delays, bringing 700 new homes to the area.

The Crichie development, located next to Port Elphinstone, has overcome a significant hurdle with the recent agreement on plans for an A96 underpass. This infrastructure element is designed to provide an adoptable footpath and cycleway connecting the Crichie development to the west side of the A96.

The inclusion of the A96 underpass demonstrates a commitment to improving connectivity and safety for pedestrians and cyclists in the area.

Plans for the Crichie development have been chopped and changed ever since they were first put forward back in 2012.

Planning permission in principle was granted in 2018 for 737 homes, land for a business park and transport upgrades.

But since then, the proposals have expanded to include land for a new primary school and sports pitches.

Developer Dandara Homes have stated the delay has been down to the cost of road upgrades, which they say “undermined the viability and deliverability of the site”.

The development’s revival comes at a time of significant changes to the A96 dualling plans. While the Scottish government has recently abandoned its commitment to fully dual the A96 from Inverness to Aberdeen by 2030, local improvements are still being considered.

The Crichie project is part of a larger plan for expansion in Inverurie. Aberdeenshire Council has previously approved planning permission in principle for more than 700 homes and community facilities on the outskirts of the town.

The progress on the Crichie development is seen as a positive step for the region’s housing needs. However, it comes against the backdrop of ongoing discussions about the A96’s future.

Transport Scotland has previously noted that achieving full dual carriageway status for the A96 would require significant land use and contribute to greenhouse gas emissions.

As the project moves forward, it will likely play a crucial role in shaping Inverurie’s future growth and development. The Crichie development is set to become a significant addition to Inverurie’s housing landscape, potentially alleviating some of the housing pressure in the region while also addressing infrastructure needs.
