Major construction progress is now visible at Aberdeen’s flagship market redevelopment project, with steel framework installation advancing on the £40 million Flint development that will anchor the city’s most significant regeneration initiative in 200 years.
The steel structure erection at the new Aberdeen Market building on Union Street is bringing the ambitious project closer to reality, with main contractor Morrison Construction maintaining its target completion date of 2027. The development represents a cornerstone of Aberdeen City Council’s £150 million City Centre and Beach Masterplan, designed to revitalise the historic city centre and create enhanced connectivity between Union Street and the transport hubs.

Strategic Local Supply Chain Investment
The steel framework being installed is supplied by KR Group, a family-run business based in Newburgh, Aberdeenshire, demonstrating the project’s commitment to supporting local suppliers wherever possible. This arrangement aligns with the broader economic regeneration objectives underpinning the masterplan initiative.
Comprehensive Development Scope
The market building, officially named Flint by operator McGinty’s Group, will occupy the former British Home Stores site at 91-93 Union Street and the previous indoor market area. The name pays homage to the site’s prehistoric significance, where flintknapping craftsmanship was practised approximately 8,000 years ago, as evidenced by archaeological discoveries made at The Green in 1976.
Earlier construction phases have already achieved significant milestones. A new roof for the former BHS building was completed in May 2025, alongside the installation of a steel frame that will serve as one of the main entrances to Flint. Curtain walling installation is progressing to provide natural light while maintaining weather protection, and scaffolding removal from the Union Street frontage is scheduled to facilitate canopy installation over the main entrance.
Enhanced Urban Connectivity
The development extends beyond retail and hospitality functions to address critical urban planning objectives. Aberdeen City Council Co-Leader Councillor Christian Allard stated: “Today marks an important milestone for our city centre. The new Flint Market development is really starting to take shape, bringing with it the promise of enhanced amenities – and yet more reasons to visit Aberdeen’s heart. By investing in infrastructure, we are creating the conditions for growth”.
The project includes escalators and lifts connecting Union Street to The Green, significantly improving pedestrian access between the main shopping thoroughfare and the bus and railway stations. This infrastructure enhancement addresses long-standing connectivity challenges in Aberdeen’s city centre layout.
Broader Economic Context
The market development operates within a substantial regional investment framework. Aberdeen and its surrounding region anticipate approximately £16 billion in infrastructure investment over the next decade, positioning the city as a leading destination for energy transition, food and drink, and life sciences sectors.
Operational Framework
McGinty’s Group, selected as the preferred operator in August 2023, will manage Flint’s operations upon completion. The venue will feature international-style food and drink outlets, continental delicatessen offerings, cafes, and flexible spaces for local vendors and artisan traders. An outdoor area on The Green will accommodate pop-up markets and events, creating additional activation opportunities for the historic public space.
